About MortgageAffordabilityCalculator.ca
A free Canadian mortgage affordability calculator and set of guides, run by the MITEY network. We show how lenders test affordability (GDS/TDS, the stress test, CMHC rules) using rules we check against primary sources and date on every page.
What this site does
It answers one question well: how much house can you afford in Canada? The calculator applies the same tests a Canadian lender applies: your gross debt service (GDS) and total debt service (TDS) ratios at the federal qualifying rate, the minimum down payment, and the extra limits that apply to insured mortgages. It then adds the cash you need at closing, including land transfer tax for your province or city.
Who runs it
MortgageAffordabilityCalculator.ca is part of MITEY, a Canadian network of free financial calculators and plain-language guides. Our flagship is Calculating.ca. This site has its own optional educational Mitey helper and separately consented enquiry form. Mitey, the young yeti you see around the site, is our guide character: he points you to the next useful step but never decides for you.
Editorial standards
- Primary sources only for rules: OSFI, CMHC, the Department of Finance, the Interest Act, provincial and municipal governments, and the Bank of Canada. Each page lists its sources and the date we checked them.
- Dated rules. Rules were last checked November 1, 2026. When a rule changes we update the rules file, the calculator and every page that quotes it together.
- No invented numbers. We don't publish "average home prices", rankings, testimonials or lender offers. Market rates come from the Bank of Canada, each with its own date. Where a number depends on you (a price, your quoted rate), you enter it.
- Estimates, not approvals. A lender also looks at your credit, income history, the property and its own policies. Our result is the starting point for that conversation.
How the site is paid for
The calculator is free. If you ask us to, we can put you in touch with a person in the MITEY network to talk through a mortgage; that is the only way your details reach anyone. We are not a lender or a mortgage brokerage and calculator inputs are not attached to an enquiry unless you explicitly choose to share its shown summary.
